Property Manager

Realty and Asset Management is a unique owner focussed department within Accor Apartments and Realty, overseeing the negotiation and management of all agreements in place with Owners, Body Corporates and Owners Associations in the Accor Apartments and Realty portfolio. 



 

Purpose

We are seeking an experienced, hands-on Property Manager to lead the conversion, lease-up and ongoing management of a small portfolio located at Mantra Northbourne. This role will manage the property from pre-leasing through stabilisation and into long-term operations, ensuring strong occupancy, resident satisfaction and financial performance. This is an end-to-end property management role suited to someone confident working autonomously and comfortable overseeing all aspects of portfolio management. You will be at the forefront of operations, coordinating effectively with property owners, tenants and contractors while ensuring full compliance with the Residential Tenancies Act.

 

Role Outline

This role will commence on a full-time hours basis during the lease-up period and will transition to part-time hours (5 hours per day) once the property is fully leased. Offering a 12 month fixed-term contract to begin with the possibility of extending. The position operates Monday to Friday only, with no weekend or after-hours work required. Flexible working hours are available to suit the successful candidate, along with the option to work from home one day per week. This is an onsite-based role located at Mantra Northbourne, managing a portfolio of approximately 48 furnished apartments, with no lawns, gardens or fencing to maintain.

 

Primary Responsibilities

  • End-to-end management of a portfolio of approximately 48 residential properties
  • Leasing and promotion of properties, including applications, tenancy agreements, and renewals
  • Management of tenant and owner relationships, including escalations and ACAT attendance
  • Coordination of maintenance, inspections, and contractor engagement
  • Trust accounting responsibilities, including reconciliations, disbursements, and bill payments

 

Skills and Experience

  • Current Class 1 Licensee ACT Real Estate Licence
  • Minimum 3 years’ experience managing a residential property portfolio
  • Proven ability to manage properties independently and unsupervised
  • Experience using Console Cloud or similar property management software (highly regarded)
  • Excellent communication, organisation and interpersonal skills
