Job Description

Overview: The residential building project manager oversees all aspects of the construction process, from planning to completion, ensuring that projects are completed on time, within budget, and to the highest quality standards.

Key Responsibilities:

  1. Project Planning: Develop comprehensive project plans outlining timelines, resource allocation, and milestones. Coordinate with architects, engineers, subcontractors, and other stakeholders to ensure alignment with project goals.

  2. Budget Management: Create and manage project budgets, tracking expenses and ensuring adherence to financial constraints. Identify cost-saving opportunities and manage change orders effectively.

  3. Resource Allocation: Allocate resources efficiently, including labor, materials, and equipment, to optimize productivity and minimize delays.

  4. Risk Management: Identify potential risks and develop mitigation strategies to address them proactively. Monitor project progress, identify deviations from the plan, and implement corrective actions as needed.

  5. Quality Assurance: Implement quality control measures to ensure that work meets industry standards and client expectations. Conduct inspections and quality checks at key project milestones.

  6. Communication: Serve as the primary point of contact for clients, subcontractors, and other stakeholders, providing regular updates on project status, addressing concerns, and resolving issues promptly.

  7. Team Leadership: Lead and motivate project teams, fostering a collaborative and productive work environment. Provide guidance and support to team members, ensuring that everyone understands their roles and responsibilities.

  8. Regulatory Compliance: Ensure compliance with building codes, zoning regulations, and other legal requirements. Obtain necessary permits and approvals for construction activities.

Qualifications:

  • Bachelor's degree in construction management, engineering, or a related field.
  • Proven experience in residential construction project management, with a strong track record of successful project delivery.
  • Excellent organizational and time management skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
  • Strong leadership and interpersonal skills, with the ability to effectively communicate and collaborate with diverse stakeholders.
  • Proficiency in project management software and tools.
  • Knowledge of construction industry regulations and best practices.
