Job Description

The facilities engineer is responsible for the repair, maintenance, upkeep and replacement of the property's cosmetic materials (interior/exterior painting, patching of woodwork and furniture refinishing), in accordance with hotel standards, and in compliance with the city/state/federal inspection codes (i.e. health and sanitation, fire/life safety, etc.).   Participate in the preventive maintenance program of all-building equipment, guestrooms, meeting rooms, ballrooms, and all areas of the hotel (i.e. laundry/valet, kitchens, stewarding, restaurants, outlets, fitness center, pool, carriage entrance, etc.).  Will also assist in other areas of Engineering as assigned.

ESSENTIAL JOB FUNCTIONS

  • Maintain complete knowledge of and comply with all departmental policies/service procedures/standards.
  • Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
  • Start to become familiar with and understand al the systems (i.e. electrical distribution and lighting, swimming pool, TV antenna, fire/life safety and emergency generator, central plant, laundry/valet, kitchen, HVAC and refrigeration, etc.) associated with the all hotel operations.
  • Anticipate guests’ needs, respond promptly and acknowledge all guests, however busy and whatever time of day.
  • Maintain positive guest relations at all times.
  • Resolve guest complaints, ensuring guest satisfaction.
  • Monitor and maintain cleanliness, sanitation and organization of assigned work areas.
  • Receive daily work assignments from Chief Engineer/Supervisor and review priorities and special projects.
  • Organize materials, tools and equipment to perform daily assignments.
  • Maintain time lines and work schedule in accordance with the preventive maintenance program.
  • Check work orders and Engineering department service request log for maintenance deficiency calls or for any problems.  Make rounds checking these problem areas; note any touch-up needs or/and safety concerns in the hotel.
  • Maintain par stock levels of standard paint, brushes, wallpapers, stains, sign lettering and other supplies.  Communicate requisition needs to Chief Engineer/Supervisor.
  • Maintain some knowledge of:
  • Appropriate paint and adhesive types for various surfaces.
  • Ventilation of and storage of flammable and toxic materials.
  • Repair and maintain all painted surfaces and items, including preparation and installation of all types of latex, enamels, etc.
  • Strip and refinish guestroom furniture.
  • Maintain for the proper use, cleaning, maintenance and storage of all tools, (i.e. brushes, rollers, paint sprayers, trays, ladders, scaffolds, etc.) and supplies.
  • Maintain cleanliness and organization of the work areas to include:
    • inventories
    • requisitions (receipt and storage)
  • trash removal and clean up
  • Ensure security of any assigned keys and beeper.
  • Complete all paperwork and closing duties before leaving and review status of assignments and any follow-up actions with the Supervisor.

SECONDARY JOB FUNCTIONS

  • Assist with any special projects assigned.
  • Assist with any carpentry work required, including shelves, bookcases or any other special projects.
  • Assist with room’s maintenance, which includes caulking bathtubs and grouting tile.
  • Assist in the pool care and maintenance.
  • Assist the engineers, electricians, carpenters, plumbers, mechanics, central plant operators, locksmith, etc. in all phases of repair work.
  • Assume the responsibilities of the Duty Engineer as scheduled, which includes carrying the pager, conducting rounds and checking building equipment and exercise safety precautions when working on equipment (use of safety signs, lock out/tag out, etc.)
  • Attend designated department and staff meetings.
  • Recommend energy saving ideas.
  • Recommend safety ideas; participate in fire prevention and other life safety programs.

 


Qualifications

Essential:

  1. Some basic working knowledge of different types of paints and their applications.
  2. Some basic knowledge of all tools and equipment respective to job functions.
  3. Ability to interpret manufacturer's literature for installation, preparation, use and upkeep of various materials and products used throughout the property.
  4. Some knowledge of proper chemical handling and disposal.
  5. Ability to understand job related English both verbal and non-verbal.
  6. Provide legible communication and directions.
  7. Compute basic mathematical calculations (add, subtract, multiply and divide numbers).
  8. Ability to:
  • be well organized and follow instructions.
  • focus attention on details.
  • operate high reach lifts.
  • exert strong physical effort in transporting equipment fixtures and supplies.
  • prioritize tasks and comply with deadlines for work assignments.
  • be a clear thinker and perform well under pressure work assignments.
  • maintain confidentiality of hotel guests and pertinent hotel information.
  • understand guest inquiries, provide responses and interact positively.
  • interact positively with hotel personnel and provide prompt solutions to problem.
  • work in close proximity to high pressure steam of 150 pound and hot water at 180 degrees.
  • work cohesively with co-workers as part of a team.

Desirable:

  1. High school graduate or equivalent vocational training.
  2. Certification or completion of seminars for specialized training.
  3. Ability to perform basic carpentry skills.

PHYSICAL ABILITIES

Essential:

  1. Exert physical effort in transporting miscellaneous items (i.e. motors, tools, equipment, materials, etc.) (50-150 pounds) throughout all areas of the hotels.
  2. Endure various physical movements throughout the work areas.
  3. Reach 1-2 feet, predominately over the head.
  4. Remain in stationary position for 30 minutes - 2 hours throughout work shift.
  5. Satisfactorily communicate with guests, management and co-workers to their understanding.
