Maintenance Manager

Purpose

As Maintenance Manager, your role is essential to keeping our Maintenance Team and property facilities operating smoothly across our 84 hotel rooms and 194 private residences. You will lead the team, manage resources effectively, and use your expertise to ensure we not only hit peak performance and safety standards daily but also prioritise preventative maintenance to keep things running smoothly in the long run. As part of a body corporate managed property, this role also carries a strong strata component.

Primary Responsibilities

• Work closely with the General Manager and support the Body Corporate in creating reporting, and overseeing expenditure
• Implement a service-centric strategy for overseeing guest needs while executing scheduled maintenance
• Serve as a liaison between strata owners and the strata committee, ensuring all stakeholders stay well-informed about building-related matters, issues, and decisions
• Ensure clear and efficient communication at all levels, from the General Manager, to guests and on-site contractors
• Organise and supervise routine maintenance and repairs for common areas and shared facilities, including obtaining quotes and ensuring work meets satisfactory standards
• Engage and supervise contractors, service providers, and suppliers for building needs such as landscaping, security, repairs, and cleaning
• Be prepared to respond swiftly to emergencies, including building damage, safety concerns, or security issues, coordinating necessary actions and resources
• Uphold compliance with pertinent strata laws and state regulations, including maintaining accurate records and conducting meetings in accordance with legal requirements
• Foster close collaboration with all departments to effectively address and resolve issues as they arise
  

Skills and Experience

• Familiarity with strata and a track record of effectively collaborating with body corporates
• A robust skillset encompassing both administration and maintenance capabilities
• Skilled in stakeholder management and equipped with confident negotiation capabilities
• Confident in comprehensive financial understanding of managing a profitable operation, with familiarity with WHS legislation compliance
• Previous experience in property maintenance, building or facility management, and the implementation of preventative maintenance programs is advantageous
• Ability to perform emergency maintenance tasks beyond regular working hours, including situations such as power outages, fire system evacuations, and mechanical failures
