Job Description

Job Summary:
The Engineering Manager will assist the Director of Engineering in the daily maintenance operations, ensuring preventive and corrective maintenance and projects are completed on time and to the highest standards. This position will also be responsible for the development and implementation of strategies to maximize efficiency and cost effectiveness in the department while promoting a safe and positive work environment.

Duties:

  • Manages day-to-day operations of the engineering team. Organizes and assigns work orders to engineers while ensuring that work is completed on a timely basis, to the highest standards, and closed out in building management software.
  • Supervises all aspects of building maintenance including preventative maintenance and repairs, house calls, room repairs, fixtures, all property equipment, refrigeration, HVAC, plumbing, electrical systems, etc.
  • Assists in the administration of recruitment, training, scheduling, job performance and payroll for all engineering team members.
  • Assists in developing and implementing plans to maintain property, equipment, and fixtures in good working order.
  • Assist in ensuring the hotel property is compliant with all applicable local, state and federal laws.
  • Assists the Director of Engineering in providing the AOAO Condominium with routine reports, proposal/bids on repairs or projects, review of service contracts (i.e., life safety, HVAC, lifts, plumbing, capital projects, yearly budgets, condominium reserve study).
  • Responsible for maintaining professional relationships with all contractors, vendors, other hotel departments and AOAO Condominium personnel to ensure that property needs are being met.
  • Monitor the hotel's preventative maintenance program and assist in optimally planning, scheduling and evaluating preventative maintenance programs.
  • Ensures all engineering employees have the proper supplies and equipment, and that the Engineering shop is kept in good order (i.e., work spaces are safe and clean).
  • Upkeeps property licenses and permits, including but not limited to elevator and handicap lift, fire detection and fire protection system, assembly permits, swimming pool, grease interceptor and waste oil, Underground Storage Tank (UST), boiler, FCC radio license, etc.
  • Ensures engineers are properly trained and proficient in safety and technical topics such as emergency procedures, back safety, SDS, fire safety, ladder safety, etc.
  • Performs other job related duties as assigned.

Qualifications

Minimum Qualifications

  • High school diploma or equivalent
  • Five (5) years work experience in building maintenance, with at least two (2) years supervisory experience. Working knowledge of trades required (electrical, carpentry, plumbing, painting/wallcovering, a/c and refrigeration, grounds/landscape)
  • Proficient in Microsoft Office Programs (i.e. Word, Excel, Outlook, PowerPoint)
  • Must have a valid Hawaii driver’s license with a clean driving record.
  • Strong written and verbal communication skills
  • Ability to sit (10%-50% of typical work shift) and work in an office environment.
  • Ability to stand and walk for long periods of time (50% of typical work shift) for routine building inspections and follow up.
  • Ability to kneel, crouch, stoop, squat and twist (20% of typical work shift) to inspect various equipment or general inspections.
  • Ability to climb hand-over-hand (5% of typical work shift) ladders when inspecting roofs, cooling towers, ceiling and lofts, and other high areas.
  • Required to work weekends/nights/holidays as needed determined by business.

Preferred Qualifications:

  • Bachelor’s Degree in Engineering desired, or any combination of education, training or experience that provides the necessary knowledge, skills and abilities to perform the job.
  • Three (3) years experience in a unionized work environment
  • Hotel/Condominium and AOAO management
  • Ability to read and interpret schematics and blueprints
  • Building Trades journeyman license or equivalent

Additional Information

Salary:

$80,000 - $89,000 annually

Salary offer is based on a number of factors such as job-related knowledge, skills and experience. Our company offers a competitive benefits package on top of base.
